studio in the EUC student housing at LUCIA

The rates for the academic year 2026-2027 have been updated, please find the details below.

As an Erasmus University College first-year student you are provided* to live in our student housing, LUCIA, for the full academic year.

* As stipulated in article 3.7 of the Erasmus University College Academic Rules & Regulations 2025-26.

  1. You receive an email from Erasmus University College Student Life about the registration procedure. This email includes a booking code and link, you must use these when booking your studio in LUCIA. You receive this after you have confirmed your acceptance of Erasmus University College’s offer of admission. Depending on how busy we are with processing newly admitted students to housing this may take up to several weeks.
  2. It is your turn to take action: click the booking link which takes you to the webpage of Milestone. Milestone by Tribera is the manager of LUCIA and will be your primary contact for your studio. On this page, you can book your studio, select a preferred room type (based on a loft/fold-out bed option and a front/back side option), and find additional information about the studio. Don’t forget to use the booking code which you received from EUC via email.
  3. After completing the booking form, you receive an email from Milestone requesting you to sign your tenancy agreement. (Make sure to also check your spam or junk folder.)  After signing the tenancy agreement, Milestone sends you instructions to transfer your down payment. You have two weeks to complete booking your studio.
  4. Only after signing your tenancy agreement and transferring the down payment, your studio in LUCIA is secured. You will get confirmation of these steps by receiving your signed tenancy agreement, now signed by Milestone as well. Take into account that rooms are assigned on a first-come, first-served basis. And, availability will decline closer to the start of the academic year. If you have a room preference due to a medical situation, please inform Student Life (studentlife@euc.eur.nl) as soon as possible.
  5. Your room will be ready for you to move in starting on 1 of August.

 The first payment due amounts to â‚¬ 2393 and consists of:

  • rent for the period from 1 August to 31 August                   € 885
  • a deposit of two months’ rent                                                 € 1500
  • transaction costs                                                                      â‚¬ 8

The monthly rent of â‚¬ 885 breaks down into four categories:

  • € 477 for the basic rent for your room and the common facilities such as the entrance, the staircases, elevators, the hallways and the sundeck.
  • € 328 for the service costs for electricity, heat, water, internet (wifi) access, general maintenance (like washing windows, cleaning of common areas) and security services.
  • € 80 for the use of all the furniture and inventory of your room. For a list of the furniture and inventory check the addendum to the rental agreement.

Several municipal charges and taxes will be charged directly to you by the municipality. These amounts are not included in the breakdown of monthly rent.

Rent benefit is a tax refund provided by the Dutch Government, to people who rent a room or a house but don’t have sufficient income. All single studio-apartments in LUCIA qualify for this subsidy. You are likely eligible for this rent benefit if you:  

  • you are 18 years old or older;
  • your annual income is not too high (e.g. parttime job, allowance from parents, Stufi);
  • you have less than €38,479 of savings on your name
  • you have the Dutch nationality or a valid residence permit
  • you have registered your Lucia address at the Rotterdam Municipality
  • you have received your Citizen Service Number (BSN)
  • you have an activated DigiD login

If you tick all these boxes, you may qualify for rent benefit up to approximately €270 (for the 2026-2027 Academic Year).

When you check your eligibility for rent benefit via the (Dutch version of) that website, you will have to use a specific amount as the amount for the service costs, as not all service costs are taken into account for rent benefit.

Soon after your arrival, EUC will help international students with their registration at the Municipality. This happens at the One-stop shop hosted by EUR.

Only after registering at the municipality you receive a Citizen Service Number (BSN), which is required to obtain a DigiD which is a platform used to request your rent benefit. You may be able to claim about â‚¬ 270, - monthly from the Dutch government which would reduce your actual monthly housing costs to around â‚¬ 615. The exact amount might be different depending on your income, this is an approximation.

All first year EUC students live together in LUCIA for the full duration of the academic year, starting from 1 August 2026 until the 31 July 2027. EUC aims to establish an academic community among its students and has therefore embedded this residential requirement in its Academic Rules and Regulations.
 

Starting from the 1st of August it will be possible to move into your studio in LUCIA.

We are excited to welcome you safely and warmly! Before the end of July you will be invited to book a specific timeslot on a specific date, during this timeslot you can pick up your studio key and start moving in. You will be invited by Milestone directly.

You can check in on the following dates between 9:00 to 16:00, so plan your travel and arrival accordingly: August 1, 4, 5, 7, 11, 12, 14. 18, 19 and 21.

If you booked a room but you do not intend to study at Erasmus University College anymore, you need to get in touch with Milestone to cancel your booking. Cancellation is possible according to the following terms:

Cancellation before 1 July:

You will receive back your deposit and the rent for August. You do not receive back the transaction costs.

Cancellation on or after the 1 July:

You will receive back your deposit. You do not receive back the rent for August and the transaction costs.
